Aravali suits a particular kind of buyer: someone who wants a large, practical home in a known part of Jaipur and would rather have a handful of neighbours than a big township. Parents moving to Jaipur, or NRIs buying a base for their family in the city, will find the size and the powder room and store room details genuinely useful. A listed developer and a construction-linked plan also make it easier to follow progress and payments from abroad.

The flip side of a 50-home project is that you should not expect the long amenity lists of big townships. Ask exactly what common facilities are planned, and get the expected possession date in writing, since it is not stated in the listing.

As for the developer, Ashiana Housing has been building since 1979 and is headquartered in New Delhi. It is best known for senior living communities and kid-centric homes, with projects in Jaipur, Bhiwadi and Gurugram among other places. Its style tends to be quieter than many large builders, with lower density, plenty of open space and real thought about how families live day to day. One practical note: Ashiana's quoted sizes often look like carpet area, so ask for both carpet and super area before comparing prices with other projects.
