Living there, or talking to people who do, tells you how the developer handles a finished project.

Conscient is a Gurugram-based company, and its listings on this corridor fall into two neat groups. The ready stock includes Heritage Max and Conscient One in Sector 109, a commercial building where small office units of about 400 sq.ft start at ₹80 Lakh. Those office units suit someone who wants a modest commercial asset, though you should check current occupancy and actual rents in the building rather than relying on projections.

The newer work is in Sector 80. Parq is under construction, with 3 and 4 BHK homes of 1,945 to 2,825 sq.ft from ₹3 Cr. Elaira Residences is a fresh launch on about 5.5 acres, with 3 and 4 BHK homes starting around ₹3.26 Cr.

Both Sector 80 projects are on compact land parcels, so ask about tower density, the number of homes per floor and how much open space you actually get. Verify each project's HRERA registration, compare the payment plans, and get the committed possession date in writing before booking.
