Assagao is one of North Goa's most sought-after villages, and it's easy to see why. You get banyan-lined lanes, restored Portuguese homes, boutique cafés and design studios, and a pace of life that is noticeably calmer than the beach strip. Yet Vagator and Anjuna are close, so the beaches, restaurants and nightlife of North Goa are minutes away when you want them. The village also has a strong market for luxury villas, which tells you something about demand.

From the gate, St Anthony's Church in Assagao is 5 minutes away and Thalassa 7 minutes. Vagator Beach is 9 minutes, Ozran and Uddo Beach 10 minutes, and Morjim Beach 20 minutes. Goa International Airport is 40 minutes by road.

The villas measure about 4,000 to 5,500 sq.ft. Inside the estate you get around by golf cart, and there is 24-hour perimeter security and 100% power backup. Each villa also comes with split air-conditioning units and dedicated parking.

For a small enclave, the shared facilities are well chosen. For a family that already spends long holidays in North Goa, Asaya is the kind of place that can work as a genuine second home. It's small, private and in one of the nicest villages in the state, and a pool villa in Assagao is exactly what many holiday renters look for.

Be realistic about the cost of ownership, though. With the airport around 40 minutes by road, short weekend trips from abroad need planning, and a pool villa you use only part of the year still needs upkeep all year. Before you commit, ask about maintenance charges, who will look after the villa when you are away, and how rental management would work if you plan to let it.
