One Goa

One Goa is where HoABL's Goa story becomes affordable. It is a large branded plotted development in Bicholim, North Goa, just off NH-66, with plots starting below ₹1 Cr. For the price, it is very amenity-heavy: the centrepiece is a 40,000 sq ft clubhouse with a man-made sea and private beach, and hospitality services are run by Miros. It is registered under RERA in phases, with registration numbers PRGO05242232, PRGO05242234 and PRGO03252427. You can check each one on the state RERA portal before booking.

The project has been released in three phases, The Rhapsody, The Symphony and The Crescendo, and the developer describes it as Goa's first climate-positive development. Possession differs by phase, with The Symphony expected in December 2026 and The Rhapsody in March 2029.

Bicholim is inland North Goa, greener and quieter than the coast. You won't wake up to the sound of waves, which is exactly why the man-made sea and beach are such a big part of the pitch. If you picture Goa as hinterland, villages and calm rather than beach shacks, Bicholim fits. NH-66 runs right next to the site, Thivim Railway Station is about 20 minutes away, and both Mopa International Airport and Old Goa, for a day out, are about 40 minutes.

For a plotted project, there's a lot going on. Beyond the clubhouse and the man-made sea and beach, you'll find an adventure zone, a culinary street, social spaces, water bodies and landscaped gardens, all within a gated community. The idea is that the township itself is the holiday, so you don't have to drive to the coast to have a good weekend.

Plot sizes give you a few options. A villa plot of about 1,248 sq ft starts from around ₹87.5 Lakh all-in, one of about 1,539 sq ft is around ₹1.15 Cr, and one of about 1,851 sq ft is around ₹1.23 Cr. Prices move between phases, so ask NRIVEST for the current sheet for the phase on sale.

One Goa is a good fit if you want a piece of Goa without the beachfront price tag and you like the idea of a self-contained, resort-style township. The entry ticket is the lowest across HoABL's Goa offering, and the shared amenities are generous. For an NRI, having Miros on site helps, as there's an operator around even when you aren't.

Be clear-eyed on two points. First, Bicholim is inland, so if a real beach on your doorstep is non-negotiable, this isn't it. Second, possession differs by phase, from December 2026 for The Symphony to March 2029 for The Rhapsody, so check which phase your plot sits in before you book. And remember to budget for building your villa on top of the plot price.
