Rental yield & ROI calculator
Estimate what an Indian property could really earn you - after costs, vacancy and appreciation - in your home currency.
How we calculate
- Total investment = purchase price + stamp duty & registration + other one-time costs.
- Gross yield = 12 months' rent ÷ purchase price. Net yield = (rent for occupied months − maintenance & property tax) ÷ total investment, in year one.
- Rent grows by the annual rent increase each year; vacancy months earn nothing. The property value compounds at the appreciation rate.
- Total return = net rent over the holding period + (exit value − total investment). CAGR = ((total investment + total return) ÷ total investment)1/years − 1.
- Excludes home-loan interest, income tax on rent (30% standard deduction applies in India), TDS on sale, capital-gains tax and currency movement. Conversion uses the site's reference rates as of 07 Oct 2026. This is an estimate, not financial advice.
