Some projects sell you on height. Mahima Ecovista sells you on open ground. Mahima Group announced it in January 2025 as a luxury residential project on a parcel of about 2.89 acres on main Tonk Road, and the plan is deliberately small, with two towers and around 106 homes in 3 and 4 BHK formats. The estimated gross development cost is about ₹200 crore. It is registered under RERA, registration number RAJ/P/2025/4575. You can check it on the state RERA portal before booking.

The most interesting design choice is how much land is left open. Close to 80% of the site is earmarked for green and open areas, and vehicle movement at ground level is kept to a minimum, so the ground level is largely vehicle-free. The developer has reported strong demand, including the sale of its first-phase inventory.

Ecovista is on main Tonk Road near the Sitapura industrial area, in south Jaipur. This side of the city has grown steadily, with good access to schools, colleges and hospitals. Chokhi Dhani, one of Jaipur's best-known landmarks, is close by, as are a number of educational and medical institutions, so the essentials of family life are within reach.

Tonk Road is one of the main arteries of south Jaipur, which makes getting into the city or out towards Sitapura straightforward. Living on the main road rather than an interior lane makes a real difference to daily commutes.

The amenity list is modest but practical. There is a clubhouse, swimming pool, gym, multipurpose hall and a garden, along with lifts and power backup. Given how much of the site is kept open, the green space itself is arguably the main amenity here.

If you like the idea of a small community with a lot of open ground and very little traffic inside the gate, Ecovista is worth a look. It suits families with young children and older parents who will actually use the outdoor space. For NRIs, a small number of homes and a single local developer keep things simple to track.
