If Gurugram has a founding developer, it's DLF. The company started out in Delhi in 1946 building residential colonies, and later put together the land that became DLF City in old Gurugram, with its Phases, Cyber City and Golf Course Road. Projects like The Camellias and The Aralias set the top end of the city's housing market. So when DLF moves into a newer part of town, people pay attention.

On the New Gurugram and Dwarka Expressway side, most of what we list from DLF is ready and sold on resale. New Town Heights in Sector 90, completed in 2015, starts from about ₹2 Cr for 3 and 4 BHKs. Regal Gardens, also in Sector 90, starts around ₹2.10 Cr, and Sky Court in Sector 86 has 3 BHKs of 1,930 sq.ft from about ₹2.35 Cr. The Primus in Sector 82A and The Ultima in Sector 81 sit a notch higher, from ₹2.70 Cr and about ₹3.90 Cr. Garden City in Sector 91 is the plotted option, with plots of 240 – 500 sq.yd from ₹4 Cr, while Garden City Enclave in Sector 93 offers 3 BHK floors from around ₹1.90 Cr.

The newer story is Privana, a 116-acre township across Sectors 76 and 77 on the Southern Peripheral Road. Privana South and Privana West are under construction, and Privana North is a fresh launch with possession shown as 2031. These are large 4 BHKs, from 3,577 sq.ft upwards, priced from ₹7.50 Cr to ₹9.25 Cr.

One practical point. With DLF resale, the brand question is settled, so your checks shift to the individual flat: its floor, facing, condition and how well the society is run. With Privana, weigh the payment plan against a handover that is still years away.
