DLF Primus

The most important thing to know about The Primus is that it is already built. This DLF community in Sector 82 offers 3 and 4 BHK apartments, and because it is ready to move, you can walk the actual apartment, check the view and talk to people who live there before you decide, with no construction timelines to worry about. We don't have a verified RERA number for DLF Primus on file yet, so ask us for it and check it on the state RERA portal before you pay anything.

The team behind it says a lot about the intent. Design consultancy was by ARCOP, the landscape by Paul Friedberg of the USA, and construction by Shapoorji Pallonji and Co. Ltd., one of India's well-known construction firms.

Sector 82 is part of New Gurgaon, the belt of sectors that has grown up over the last several years beyond the older city. It is generally calmer and more spread out than central Gurgaon, with newer roads and residential communities around it. The trade-off is distance from the traditional business districts, which is worth testing on a weekday drive. Rajiv Chowk and Medanta, The Medicity are each about 9.5 km away, Millennium City Centre Metro about 13 km, DLF Cyber City about 17.5 km, Ambience Mall about 18.5 km and IGI Airport (T3) about 22 km.

You can choose between 3 BHK and 4 BHK layouts, and prices start around ₹3.1 Cr, which is a lower entry price for a finished DLF home. Current sizes, unit availability and exact pricing are shared on request, and prices do move. Because this is a completed project, your choice of floor, facing and view depends on what is on the market at the time, so it pays to see a few options in person. The detailed specification sheet is available on request, and in a ready project you can check the finishes yourself.

A finished DLF home removes most of the uncertainty that comes with buying off-plan, since you are paying for something real, today. The entry price is also accessible for a DLF address, which makes it a sensible option for first-time upgraders and for NRIs who want a dependable home in Gurgaon without waiting out a long build. A ready flat is simpler to manage from abroad as well, because you can hand it to a property manager or tenant straight away.

Be aware, though, that the information on file is thin. There are no unit sizes, amenity list or tower details, so the case rests on the developer, the price and the ability to move in. Before shortlisting it, visit at different times of day, ask for the carpet area and the maintenance bill, and confirm the OC and conveyance status. It is also worth being realistic about the commute. With Cyber City about 17.5 km away, Primus works best if your daily route, or your tenant's, points towards the newer sectors, NH-48 or the Dwarka Expressway side rather than the old city.

DLF began in Delhi in 1946 building residential colonies, then assembled the land that became DLF City in old Gurugram, including its Phases, Cyber City and Golf Course Road. Its projects such as The Camellias and The Aralias set the top end of the city's housing market. On the New Gurugram side, much of what DLF has built is now ready and sold on resale, which gives you finished buildings to judge it by.
