Krisumi Waterside Residences

Waterside Residences is Krisumi's third and biggest phase in Sector 36A, Gurgaon. It's a new launch on 35 acres, planned with 7 towers, and the homes include 2 BHK, 2 BHK plus study, 3 BHK, 3 BHK plus study and penthouses, ranging from 1,750 sq.ft all the way up to 7,088 sq.ft. It is registered under RERA in phases, with registration numbers GGM/812/544/2024/39, GGM/944/676/2025/47 and GGM/945/677/2025/48, and you can check each one on the state RERA portal before booking.

Two things make it unusual. First, there are around 30 apartment variations with some flexibility in design, so you aren't forced into one standard plan. Second, the clubhouse is enormous, at about 1.6 lakh sq.ft. The project also promises hotel-like services for residents and a landscape with multiple water bodies.

Sector 36A sits between the Dwarka Expressway and NH-48, and the project's boundary wall touches the planned Global City, spread over 1,080 acres, with a commercial hub also coming up in the surrounding area. Much of this is still to be built, so for now the location is more about access and what's planned than what's already there.

On access, the project is about 1 km from the Northern Periphery Road, which is the Dwarka Expressway, and about 1.8 km from NH-48, the old NH-8. It sits next to the only cloverleaf interchange on the Central Peripheral Road, a metro line is proposed nearby, and an upcoming heliport, air taxi services and an ISBT are planned in the vicinity.

The clubhouse is the centrepiece, with a swimming pool and gym among its facilities, while parks and water bodies are spread through the grounds. Security is 24x7 with CCTV, and there's power backup, fire fighting, car parking, housekeeping and maintenance staff.

The 2 BHK comes in 1,750 and 1,759 sq.ft, and the 2 BHK + Study is 1,964 sq.ft. The 3 BHK is 2,250 sq.ft and the 3 BHK + Study is 2,700 sq.ft, while the penthouses measure 5,660 and 7,088 sq.ft. Indicative prices start around ₹4.18 Cr. New-launch prices tend to change in phases, so check the current sheet.

Waterside suits a buyer who is comfortable with a longer horizon and is drawn by the planned infrastructure around Sector 36A, from the Global City next door to the proposed metro and transport hub. For NRIs, the Sumitomo partnership and the serviced, hotel-style approach can make long-distance ownership easier once the project is delivered.

Be realistic, though. It's a new launch, much of the neighbourhood is still on paper, and Krisumi doesn't yet have a completed tower you can walk through. Before you buy, check the HRERA registration and the committed possession date, ask for the carpet area of the exact unit, and get a clear estimate of maintenance for a 1.6 lakh sq.ft club and hotel-like services.

Krisumi is a joint venture between India's Krishna Group and Japan's Sumitomo Corporation, and the Japanese side shows up in the design and planning of its homes. All three of its projects sit close together in Sector 36A, so it's really one neighbourhood being built in stages: Waterfall Residences, Waterfall Suites and the newest, Waterside Residences. None is finished yet, so there isn't a completed Krisumi tower to walk through.
