DLF Ultima

Most of what is on offer in this part of Gurgaon is still being built, and DLF Ultima isn't. It is a ready-to-move community in Sector 81 and DLF's flagship in the Gardencity area, so what you walk through is exactly what you get. We don't have a verified RERA number for DLF Ultima on file yet, so ask us for it and check it on the state RERA portal before you pay anything.

The homes are 3 and 4 BHK apartments arranged around two large central greens dotted with water bodies. The mood is calm and green, and the place suits families who want a finished, well-equipped home now, without taking on construction risk.

Sector 81 is part of New Gurgaon, and Ultima sits next to a large stretch of reserved greens, described as 405 hectares, which gives the neighbourhood a noticeably open feel. The wider DLF Gardencity area is planned with golf courses, shopping, a multiplex, restaurants, schools, hotels, offices and hospitals within reach. Rajiv Chowk and Medanta, The Medicity are each about 10.5 km away, Millennium City Centre Metro about 14.5 km, DLF Cyber City about 18.5 km, Ambience Mall about 19.5 km and IGI Airport (T3) about 23 km. It is a longer run to the old city than from the central sectors, and that is the honest trade-off for the space and greenery.

The homes are properly specified. Kitchens come fully loaded with Siemens appliances, air-conditioning is Daikin all-weather inverter VRV/VRF throughout, and the 3.2 metre floor-to-floor height keeps rooms airy. Main doors are in rare veneer with biometric lock handles, floors are Italian marble or laminated wood, bathrooms are fully fitted and the common areas use granite signage. The structure is designed for Seismic Zone 5. In short, you can move in without a major fit-out.

The clubhouse is built to actually be used, and a lot of it comes in pairs: two gyms, two swimming pools, two tennis courts, two badminton courts and two kids' clubs. There is also a mini theatre and a multi-cuisine fine dining restaurant, and the towers sit within wide landscaped spaces. Down in the basement, the service areas include a pet spa, a carwash area, a drivers' room and a staff lunch area, which is a thoughtful touch for families with drivers, staff or pets.

Homes come in 3 and 4 BHK configurations, starting around ₹3.75 Cr. Sizes and a detailed price list are shared on request, and because the project is ready, availability depends on what inventory or resale stock is around when you ask. Prices move, so check the current figures.

Ready possession, a well-specified home and a green, low-stress setting make a strong combination, and the entry point is lower than DLF's Golf Course Road projects. For NRIs the big benefit is certainty. You, or someone you trust, can inspect the actual finish before you commit, and a loaded home is easy to let out without much work.

The compromise is distance, with Cyber City about 18.5 km away, so drive the commute at peak hours. As with any ready purchase, confirm the OC, the conveyance deed and the maintenance charges.

DLF began in Delhi in 1946 building residential colonies, then assembled the land that became DLF City in old Gurugram, including its Phases, Cyber City and Golf Course Road.
