Sobha Rivana

Greater Noida West has plenty of large housing projects. What it hasn't had much of is Sobha. Sobha Rivana changes that, with a new project in Sector 1, launched in March 2026, from a developer known for doing its own construction and for careful finishing. It is registered under RERA, registration number UPRERAPRJ313638/03/2026. You can check it on the state RERA portal before booking.

This is a large community rather than a boutique one, with 1,364 homes in eight towers on 11.76 acres. Homes are 3 and 4 bedroom apartments of roughly 1,752 to 2,715 sq ft, and some layouts come with a home office. The planning is built around water and greenery, with a creek-style landscape, a floating lanai, a 50 m lap pool, a 25 m leisure pool and a three-storey clubhouse of about 35,000 sq ft. In all there are 40+ amenities across four outdoor zones.

Sector 1 in Greater Noida West is a busy, lived-in area. Gaur City Mall and Cloudnine Hospital in Gaur City are close by, Yatharth Super Speciality Hospital is in the area, and so are Ryan International School and Delhi World Public School. It's a practical place to raise a family, priced well below central Noida, and the link road takes you to Advant IT Park and DLF Mall of India in Noida.

Water runs through the whole plan. Serenity Creek, a mangrove pavilion, a reflexology island and the floating lanai give the landscape its personality. Alongside the two big pools there's a kids' pool with a slide, steam and sauna, and badminton courts. Families get kids' play areas, a festive lawn and a picnic and barbecue deck, and anyone working from home can use the co-working space and book club in the clubhouse.

The 3 BHK starts from about 1,752 sq ft at around ₹2.74 Cr, while the 4 BHK goes up to about 2,715 sq ft, with the price on request. Prices move with each release, so ask NRIVEST for the current sheet.

Rivana is worth a look if you want Greater Noida West prices with a developer whose build quality has a long track record. Sobha's in-house model usually shows in the finishing, and that's what tends to hold a home's appeal years later, including for tenants if you plan to rent while you're abroad.

The flip side is scale and time. A 1,364-home community is busy, and the stated completion of February 2031 means you're buying more than four years ahead. Compare the per sq ft rate with other new launches nearby, and ask which tower and phase your flat is in.

Sobha is a Bengaluru developer founded in 1995, and it works differently from most. It does much of its design and construction in-house instead of handing it all to contractors, and people who tour its homes usually notice the finishing first. That reputation is also why its projects tend to be priced at the upper end of their markets.
