The easiest way to picture Sobha Aranya is as a high-rise that happens to sit on a golf course. Sobha is building it in partnership with Karma Lakelands, a 270-acre eco-estate in Sector 80 that has a 9-hole golf course and five forests. Aranya itself covers 31.28 acres, with 5 towers of G+46 and 524 homes, and more than 85% of the project is kept open and green. It is registered under RERA with registration number RC/REP/HARERA/GGM/808/540/2024/35, and you can check it on the state RERA portal before booking.

The project sits just off NH-48 in Sector 80, inside the Karma Lakelands property. That gives you fairways and forest at home while a major highway is only minutes away, and the nearby Dwarka Expressway has made the drive towards Delhi and the airport much smoother than it used to be. It isn't central Gurugram, though, so think honestly about your daily commute.

In practice, NH-48 is about 2 minutes away, and IMT Manesar, Fortis Hospital and Garden City are about 5 minutes. The Dwarka Expressway is about 7 minutes, SPR Road and the KMP Expressway are about 10 minutes, and Medanta Hospital is about 15 minutes. Cybercity and Delhi are about 25 minutes, while IGI Airport and Golf Course Road are about 30 minutes.

The setting is the main draw. The towers stand next to an award-winning 9-hole golf course, and every home looks onto green forestscape. Over 85% of the 31.28-acre site is open, and cars are kept to the outer edge, so the inner gardens are safe for children. The towers are placed so that no two homes look directly into each other. The 90,000 sq.ft clubhouse runs on solar power and harvested rainwater, and every apartment goes through 1,456 quality checks before handover.

The clubhouse's active zone has a 6-lane Olympic-size pool, a gym, a spa and salon and a multicuisine restaurant, along with poolside dining, a banquet hall, a mini theatre, a library and a business centre. For sports there are squash, tennis and badminton courts. Outdoors you will find a Zen garden, a healing garden and a hanging garden, as well as jogging and cycling tracks, a pet park, a kids' play zone and a yoga and meditation deck. EV charging, a concierge desk, 5-tier security and 24x7 power backup take care of the practical side.

The homes have zero common walls and are open on two sides for cross-ventilation. On sizes, the 3 BHK 3T measures 2,836 sq.ft and is priced around ₹7.10 Cr. The 4 BHK 3T comes in three sizes: 3,532 sq.ft at around ₹8.90 Cr, 3,795 sq.ft at around ₹9.40 Cr and 4,240 sq.ft at around ₹10.80 Cr. Prices start around ₹7.1 Cr, though they move, so check the latest sheet. The payment plan is 30:40:30. You start with a ₹25 lakh EOI, then pay 30% in four instalments within four months of allotment, 40% in 2029 and the final 30% on offer of possession.

You can't recreate a golf-and-forest estate next door, and that scarcity is the heart of the case for Aranya. It suits families who want space and greenery and don't need to be in central Gurugram every day. Sobha's in-house build approach also counts for a lot if you will be managing the purchase from overseas and can't inspect often. The thing to plan for is cash flow. Because the plan is time-linked, 40% falls due in 2029 regardless of site progress. It is also worth asking exactly how golf and club access works with Karma Lakelands.

Sobha is a Bengaluru developer founded in 1995.
