Estate 105

Some projects sell you a lobby. Estate 105 is trying to sell you a better ordinary day. It is Max Estates' second residential community on the Noida-Greater Noida Expressway, after Estate 128, with just 270 homes in two towers in Sector 105. It is registered under RERA, registration number UPRERAPRJ529777/03/2026. You can check it on the state RERA portal before booking.

The whole plan is built around getting you to move more. An elevated jogging track and walkway loop the estate, the podium is car-free with drop-offs pushed to the lower ground, and a separate sports block holds padel, squash, pickleball, badminton and a climbing wall. Homes start at four bedrooms, and only four share a floor.

Sector 105 runs right alongside the Noida-Greater Noida Expressway, close to the DND and the Delhi end of Noida. The DND Flyway gives you direct access towards south Delhi, Max Towers and Max Square are on the same corridor, and the expressway carries you on to Jewar (Noida International) Airport. On the north side, the estate opens onto a 35 m wide, roughly 3-acre green belt, so one face of the project looks over trees rather than another tower. In a corridor full of high-rises, that's worth more than it sounds.

The sports offer is unusually serious. On top of the courts and climbing wall, there's an indoor swimming pool, a toddlers' pool, a gym and a kids' gym, a spa and sauna, table tennis and an indoor badminton court. For everyday life you have a community clubhouse, an amphitheatre, a cycling path and convenience retail, plus a tree house and jungle gym for younger children.

Inside, each home gets a private lift lobby, a separate service lift and a staff room, with decks off every room. Ceilings run 3.6 m floor to floor, which you'll notice the moment you walk in. The project is IGBC Platinum pre-certified, and that comes with fresh treated air supplied to every home, a real plus on the NCR's worst winter days.

The 4 BHK is about 2,065 sq ft carpet, the 4 BHK with a Family Lounge about 2,318 sq ft carpet, and the Townhouse about 3,854 sq ft carpet, while the Duplex and Sky Villa sizes are on request. Estate 105 is for a family that cares more about how a place feels every day than about a flashy entrance. Four homes per floor, no cars on the podium and a proper sports block are things you notice daily. A useful bonus is that you can walk around Estate 128, the same team's earlier project on this expressway, to judge their thinking before you commit. The catch is timing. It launched in March 2026, so handover is several years away, and with prices unpublished you'll need a written price sheet and payment plan before comparing it with other expressway launches.

Max Estates is the property business of the Max Group, which most people know for healthcare and insurance. Its earlier reputation came largely from office buildings such as Max Towers in Noida, and its residential work leans towards buyers who care about space and design.
