Most new apartments hand you the same finished box as your neighbour, and Hero Homes Palatial takes a different line. Residences here come with a choice of 13 customisable interior options, which gives you a real say in how your home looks from the day you get the keys. The project is registered under RERA with registration number RC/REP/HARERA/GGM/907/639/2025/10, and you can check it on the state RERA portal before booking. It sits in Sector 104 on the Dwarka Expressway, as part of an 11-acre mixed-use development with 5 towers rising to G+40.

Sector 104 is one of Gurugram's newer sectors, along the Dwarka Expressway that links the city with Delhi. A lot of infrastructure is still coming up around it, so the area is in a settling-in phase. That is the usual trade-off on this corridor. You get fewer finished conveniences today, but you are on a road that is steadily maturing.

Distances are reasonable. Rajiv Chowk is about 5 km away and Medanta, The Medicity about 6.5 km. Millennium City Centre Metro is about 8 km, DLF Cyber City about 10 km, Ambience Mall about 10.5 km and IGI Airport (T3) about 12.5 km. More broadly, business hubs such as Cyber City and Udyog Vihar fall within roughly 12 to 15 km.

Beyond the 13 interior options, every home gets smart home automation with a centralised digital concierge. The ground level is kept free of vehicles, so walking around the site is calm and safer for children. The clubhouse has a temperature-controlled, all-weather pool, and the project has been designed with global architects and consultants. Direct Dwarka Expressway access also means you can head towards either Delhi or Gurugram without fuss.

Outdoor life centres on the central greens and a jogging and cycling track. The clubhouse adds an infinity-edge swimming pool, an equipped gym, a spa and salon, a multicuisine restaurant, an indoor games room and a business centre for the days you work from home. There is a kids' play zone, EV charging points, a concierge desk and ample parking, along with 5-tier security, 24x7 power backup and professional maintenance.

There are four home types. The 3.5 BHK comes in 2,833 sq.ft, priced around ₹5.00 Cr, and in 3,088 sq.ft, with price on request. The 4.5 BHK is 3,457 sq.ft and the penthouses are 6,994 sq.ft, both with price on request. So prices start around ₹5 Cr, but they move and several units are on request, so ask for the confirmed price sheet and floor plans. The detailed specification sheet hasn't been published yet.

The payment plan starts with ₹10 lakh at booking, then 10% within 45 days and 20% within four months. From there it becomes construction-linked: 15% at 25 months or the 7th floor, 10% at 32 months or the 21st floor, 5% at 40 months or the 40th floor, and 10% at internal plaster. The remaining amounts are 15% on OC application, 10% on receiving OC and 5% on possession.

Palatial suits a buyer who wants a personalised interior without the headache of running a fit-out themselves. For NRIs that is a real advantage, because managing contractors from another time zone is exactly the part most people dread. The vehicle-free ground plane also makes daily life more pleasant than in many high-rise complexes. Two things deserve a closer look, though. Since this is a mixed-use site, ask which parts are commercial and how residents' access, parking and security are kept separate. And plan your cash flow carefully, because roughly 30% falls due within four months of booking.
