Godrej Vrikshya

The number that matters most at Vrikshya is density. This newer Godrej Properties launch on the Dwarka Expressway side is built on 15 acres in Sector 103, and the plan works out to about 42 families per acre, with more than 800 trees on the site and just four apartments on each floor. For an Expressway project, that is a comfortable amount of breathing room. It is registered under RERA, registration number GGM/846/578/2024/73, and you can check it on the state RERA portal before booking.

Possession is listed for June 2031, so think of this as a long-term purchase.

Sector 103 sits along Dwarka Expressway, the corridor that has become one of Gurgaon's main growth areas. The project is described as close to commercial areas, malls and schools. Like much of the Expressway, though, the neighbourhood is still maturing, and by 2031 it should feel quite different from what you see today.

Day-to-day comfort gets real attention in the plan. There is 100% power backup, a 24-hour water supply and three-tier security. Residents get a clubhouse with a well-equipped gym, a swimming pool, a jogging track, parks and a kids' play area. Homes come with air conditioning and balconies, and internet connectivity is part of the plan. The usual basics are covered as well, including car parking, lifts, water storage, housekeeping, maintenance staff, fire fighting and CCTV.

The 3 BHK comes in at 1,948 to 1,970 sq.ft, and the 3 BHK with utility at 2,198 to 2,430 sq.ft. There is a 4 BHK of 2,659 sq.ft, and a larger 4 BHK layout from 3,691 sq.ft. Carpet areas run from roughly 102 to 183 sq.m, and since that is the space you actually live in, use those figures when comparing value against neighbouring projects. Prices start around ₹3.55 Cr. Launch prices move, so ask for the current sheet.

Vrikshya's strongest point is how it is planned. Low density and lots of trees make a real difference to daily life once a project fills up, and four homes per floor means less waiting for lifts and more privacy. These are proper family homes rather than compact investor units.

The catch is time. June 2031 is a long way off, and you will be paying instalments for years before you can live in or rent out the home. That suits an NRI family planning a return later in the decade, or someone comfortable with a long horizon. It does not suit anyone who needs a home soon. Before you book, read the payment plan carefully, confirm the HRERA registration and possession date, and compare the price per sq.m of carpet area with other Expressway launches.
