Eldeco Fairway Reserve

Fairway Reserve is Eldeco's larger-format project in Gurgaon, and nothing about it is cramped. It is being built on 8.34 acres in Sector 80, and every layout is generous: the smallest home is a 3 BHK of 2,200 sq.ft, and the biggest is a 4 BHK with a servant room at 3,600 sq.ft. The project is under construction, which also means progress can be tracked as you go. It is registered under RERA, registration number GGM/880/612/2024/107, and you can check it on the state RERA portal before booking.

With three layouts in total, the choice is simple. You decide how many bedrooms you need and whether a staff room matters to you, and that is most of the decision made.

Sector 80 sits on the NH-48 side of New Gurgaon, and its main charm is the outlook. Homes here look towards the Aravali hills, which gives the place a calmer, greener feel than the busier stretches of the Expressway. It is still a developing area, so daily conveniences are thinner than in older sectors. That said, a number of larger residential projects are coming up around it, and the neighbourhood is steadily filling in.

The amenities are the solid family set. There is a clubhouse, a swimming pool, a gym, a jogging track and parks. Behind the scenes, you have power backup, water storage, lifts, car parking, housekeeping and maintenance staff, along with fire fighting systems, CCTV and 24x7 security.

The three homes are a 3 BHK of 2,200 sq.ft, a 4 BHK of 2,900 sq.ft and a 4 BHK with servant room of 3,600 sq.ft. Prices start around ₹3.85 Cr. That is an indicative figure, and prices shift as construction moves along, so ask for the current sheet and the payment plan.

Fairway Reserve suits a family that wants plenty of room and a green outlook, and is happy to live a little away from the city's busiest roads. The jump from the 3 BHK to the 4 BHK is 700 sq.ft, which is a meaningful step up if you have growing children or parents living with you.

For an NRI buyer, the main thing to understand is that Eldeco is newer to Gurgaon than it is to the rest of North India. That is not a red flag, but it does mean you have fewer local finished projects to visit. Look up the HRERA registration and the committed possession timeline, and ask for recent construction photos or a site visit by someone you trust. It is also worth asking for the carpet area of the unit you like, since super-area figures alone can make comparisons with other Sector 80 projects misleading.

Eldeco built most of its reputation in Lucknow and other parts of North India, and its Gurgaon projects are a fairly recent move. Both of its listed projects here are in Sector 80, and both lean towards larger homes. The other one is Eldeco Terra and Sol, a smaller two-tower launch on 2.7 acres.
