DLF Samavana

Picture cool air, long views and pine forest in every direction. That is the setting for Samavana, DLF's hill community in the Shivalik range near Kasauli. It is spread across 58 acres at an altitude of about 4,800 ft and mixes luxury villas, plots and apartments in one gated estate, and the project is approved by the Ministry of Environment and Forests. We don't have a verified RERA number for DLF Samavana on file yet, so ask us for it and check it on the state RERA portal before you pay anything.

It is a new launch, though several unit types are already sold out.

The estate sits close to the Jagjit Nagar ridge and is well connected by road to Garkhal, Kasauli and Chandigarh. Two of the region's best-known schools, Lawrence School in Sanawar and Pinegrove School in Dharampur, are within about 13 to 16 km, which is useful if you are thinking about a base for family visits. Shimla Airport is about 40 km away and Chandigarh Airport about 78 km.

The layout is what makes it different. The residences are vehicle-free and reached by golf cart, with parking in dedicated zones, and the wide internal roads work well for walks and cycling. There are only 100 plots, placed for the most scenic views, and about 10 acres are given over to club and hospitality amenities.

That club side includes a swimming pool, an equipped gym, a spa and salon and a multicuisine restaurant, with a jogging and cycling track running through landscaped greens. Homes have 24-hour power and water backup, and the estate has 24x7 security and CCTV. In the hills, reliable backup is not a luxury. It is what makes a holiday home usable.

On availability, the 1 BHK apartment of 915 sq.ft is down to its last unit, with price on request. The 2.5 BHK apartment of 1,384 sq.ft and the 4,919 sq.ft luxury villa are both sold out, and plots are part of the offering, with only 100 in the estate. Prices start around ₹1.05 Cr, though prices move, so check with NRIVEST for the current sheet and what is genuinely available.

That entry price makes Samavana one of the more reachable ways into a branded hill address, and the vehicle-free layout is a real lifestyle choice rather than a marketing line. If your family has links to the Kasauli or Chandigarh area, or children at schools nearby, it can make a lot of sense.

Keep in mind that a hill home is mostly a lifestyle purchase. Unless you plan to retire there, you may only use it a few weeks a year, so ask about maintenance costs and who looks after the home when you are away. Most importantly, confirm the RERA registration before paying anything.
