Advisor's take
Our honest view on Vianaar Dappled Light Estate
This is a quiet collection of 3 BHK villas at Garkhal, on the way up to Kasauli, each with a private garden and verandah under the pines. Vianaar has built and managed homes in Goa since 2007, and the fact that they also run the estate here matters more than it sounds, because a hill villa without good management tends to suffer. It suits someone who wants a calm retreat about two hours from Chandigarh rather than a large resort community. The price is on request and no RERA number is on our file, so both need answers before you go further.
Best suited to: Couples wanting a managed, low-key villa in the hills
What we like
- Developer also handles estate management and concierge
- Private garden and verandah with every villa
- Sensible fittings: Villeroy & Boch, modular kitchen
What to check
- No RERA number on file: verify registration before paying
- Price on request: ask for the full cost sheet
- Ask about Section 118 rules for buyers from outside Himachal
