Among DLF's ready societies in New Gurgaon, The Primus sits a notch above the rest. It's in Sector 82A, with 626 apartments spread across 9 towers on about 13 acres, and it's ready to move. Homes are 3 and 4 BHK, and every bedroom has an attached bathroom. A few details make a difference in daily life. The apartments are centrally air conditioned, hot water in the bathrooms and kitchen comes through geysers, and the structure was designed for high seismic loads. The layouts are compact and efficient, with very little wasted common space inside the apartment, and the society is surrounded by wide greens.

Sector 82A is on the NH-48 side of New Gurgaon, close to the DLF Golf and Country Club, with Sector 84, Sector 81A and IMT Manesar among the nearby localities. Vatika Town Square mall is close for shopping, Saksham Healthcare is nearby, and Broadways International School is about 15 minutes away. By car, NH-48 is about 15 minutes and IGI Airport about 30 minutes, and IMT Manesar is within easy reach.

The society has a clubhouse, a swimming pool, a gym, a jogging track and landscaped parks. Security is 24x7 with CCTV, and there's power backup, water storage, fire fighting, lifts, car parking, housekeeping and maintenance staff.

Homes range from 1,818 to 2,650 sq.ft. The 3 BR + 3 T comes in two sizes, 1,818 sq.ft and 2,092 sq.ft, and the 4 BR + 4 T also comes in two, 2,350 sq.ft and 2,650 sq.ft. Indicative prices start around ₹2.7 Cr, but resale prices move with the tower, floor and condition, so check the current sheet.

The Primus suits a family that wants a ready DLF home with a bit more polish than the entry-level options, and likes the idea of central air conditioning from day one. If your work, or your tenant's, is in Manesar or along NH-48, the location makes sense. If the daily commute is to the airport side, keep in mind it's about 30 minutes away.

For an NRI owner, a completed society with central air conditioning and attached bathrooms is easy to rent out without much upgrading. Central air conditioning is great to live with, but ask how it's billed and maintained, and check the monthly maintenance along with the parking allotment before you buy.
