DLF Club Arcade

Club Arcade is DLF doing neighbourhood retail, on a deliberately small scale. The HARERA filing covers 0.89 acres inside the much larger DLF Gardencity licensed area of about 179.9 acres, and lists 72 units in a single block. The building is two basements plus three floors, and the building plan was approved on 13 March 2024. It is registered under RERA, registration number RC/REP/HARERA/GGM/806/538/2024/33. You can check it on the state RERA portal before booking. The project is under construction, and HARERA lists 31 March 2028 as the completion date.

The block sits inside DLF Gardencity in Sector 91, a township spread across Sectors 91 to 93 in New Gurugram that includes DLF Gardencity independent floors, with New Town Heights nearby. The idea is simple. As more families move into these homes and the surrounding sectors, they will want a café, a clinic, a salon or a gym close by, and Club Arcade is meant to be that place.

DLF gives the distances as about 5.4 km to IMT Manesar, about 6.8 km to the Dwarka Expressway, about 8 km to NH-48 and about 35 km to IGI Airport.

The layout puts shops and F&B units on the ground, first and second floors around an open-to-sky plaza. The published floor plans include an anchor shop, ATM kiosks and service areas, the ground floor fronts a 12 m service road, and two basement levels are given over to parking. Practical facilities are covered too: basement car parking, lifts, power backup, CCTV, 24x7 security, ATMs and food court space. DLF is putting real weight on parking, and for a shopping street that genuinely matters. People won't stop for a coffee if they can't park.

Units range from about 7.24 to 235.21 sq.m, roughly 78 to 2,532 sq.ft, spread across the ground floor shops and F&B units and the units on the first and second floors. Prices start around ₹1.6 Cr. Prices move and vary a lot by floor and frontage, so ask NRIVEST for the current sheet.

DLF is marketing the units to cafés and quick-service restaurants, clinics and pathology labs, salons, fitness studios and coaching centres. Those are steady, everyday businesses, and they suit an owner who sees this as a long-hold income asset rather than a quick trade. For an NRI, the DLF name and a clear HARERA record make due diligence from abroad more manageable.

The key variable is footfall, which will depend on how many of the surrounding homes are actually occupied by the time the block opens. Visit or ask about occupancy in Gardencity, and be clear on exactly what your unit gives you in ownership and rights before you book.

If Gurugram has a founding developer, it's DLF. The company started out in Delhi in 1946 building residential colonies, and later put together the land that became DLF City in old Gurugram, with its Phases, Cyber City and Golf Course Road. Projects like The Camellias and The Aralias set the top end of the city's housing market.
