Sobha Crescent

Here is the short version: four towers, twelve acres, and more than 85% of the land left open. Sobha Crescent is a low-density community on Golf Course Extension Road, with 4 towers of G+40 and a clear focus on space, light and views of the Aravallis from wide running balconies. It is registered under RERA with registration number RC/REP/HARERA/GGM/1054/786/2026/26, and you can check it on the state RERA portal before booking.

This is a new launch, with possession expected by 2031. The registration on file is a temporary RERA number, RERA-GRG-2174-2026 (Temp), so check the latest status on the HARERA portal before you commit.

Sector 63A is the last residential sector before the Aravalli hills, and that is what gives the project its long green outlook. The sector is also surrounded by established IT SEZs and corporate hubs, so you get a sensible mix of work nearby and nature on the doorstep. The project has direct access to Golf Course Extension Road, and the SPR and CPR are about 5 minutes away. The Sector 56 Rapid Metro station is about 7 minutes, the Dwarka Expressway about 15 minutes and NH-8 (Delhi Gurgaon Expressway) about 20 minutes. Huda City Centre and Cybercity are about 25 minutes, while IMT Manesar and IGI Airport are about 30 minutes.

Over 85% of the 12-acre site is open space, and the wide running balconies give panoramic Aravalli views. Every home is planned like a corner unit, so no two balconies look over each other. Ceilings are 11.5 ft slab to slab throughout, and the layouts are Vastu-aligned, with good light and cross-ventilation. On the leisure side, there is a 4-acre sports complex alongside the Signature Club.

Water is a big theme in the amenities. There is an infinity pool, a large open-to-sky swimming pool and a dedicated water play area for children. The Signature Club and sports complex add a bowling alley, a spa and salon, a multicuisine restaurant and a café. For quieter time you have Zen-themed gardens, bamboo walks, camping grounds and yoga zones, and if you work from home there are on-site co-working spaces. Security includes round-the-clock smart CCTV and multiple levels of access control.

Three configurations are on offer: a 3 BHK + 3T of about 2,300 sq.ft, a 4 BHK + 4T of about 2,700 sq.ft and a larger 4 BHK + 4T of about 3,000 sq.ft. Prices start around ₹5.75 Cr for the 3 BHK and go up to about ₹7.50 Cr for the larger 4 BHK. Launch prices change, so ask for the current sheet. Few projects on this corridor give you this much open land per resident, and the Aravalli edge isn't going to be built over. Low density and a permanent green outlook also tend to keep a home appealing to tenants and long-term owners. For an NRI buyer, Sobha's in-house build approach adds some comfort when you can't visit the site often.

The catch is that the details on file are still thin. Before you compare it with other Sector 63A launches, get the carpet areas, the full cost sheet, the payment plan and a firm possession date, and confirm the RERA registration once the temporary number is replaced.

Sobha was founded in Bengaluru in 1995 and does much of its design and construction in-house instead of handing it all to contractors. Its finishing is usually what visitors notice first, which is why its Gurugram projects tend to be priced at the upper end of their sectors. Its ready communities, Sobha City in Sector 108 and Sobha International City in Sector 109, are worth visiting to see how the homes hold up after handover.
