Sky Court is the kind of project you buy when you're done waiting. It's a completed DLF society in Sector 86, Gurgaon, set on 13 acres with 10 towers, and people have been living here for a while. There's a single plan, a 3 BHK of 1,930 sq.ft, air conditioned, with an expansive deck-like balcony. The look is Mediterranean, and the landscaping is by Paul Friedberg, who also worked on other DLF projects in this part of Gurgaon. Sky Court sits next to DLF New Town Heights, within the wider Garden City setting.

Sector 86 is in New Gurgaon, the cluster of sectors that has grown up around the Dwarka Expressway and NH-48. It's a quieter, more spread-out part of the city, with a lot of DLF housing nearby. The honest trade-off is distance from the older business districts. Rajiv Chowk is about 10.5 km away and Cyber City about 18.5 km, so if someone in the family will commute to old Gurgaon every day, test the drive at rush hour first. Road links from here run towards Central, South and West Delhi, as well as Faridabad and Manesar, and for many residents, Manesar and the NH-48 belt are the easier daily commute.

Life inside the gates is well catered for. The community centre has a multipurpose hall with banqueting, a pool room, table tennis, a card room and convenience shopping. Outside you'll find tennis courts, kids' play areas, swimming pools with change rooms, a gym and a jogging track. The entrance lobbies are air conditioned like the homes, and as a gated community it has 24x7 security and CCTV, along with power backup, water storage, fire fighting, lifts, parking, housekeeping and maintenance staff.

Since every flat is the same 3 BHK of 1,930 sq.ft spread across the 10 towers, pricing is easy to follow. Indicative prices start around ₹2.35 Cr. Sales are mostly resale, so prices move with the floor, tower and condition. Check the current sheet.

Sky Court suits a family that wants to move in now rather than sit through a construction cycle. A single, well-known 3 BHK plan also makes it easy for an NRI to compare listings and set a fair rent, because every flat is broadly the same.

At this budget, it's worth weighing a ready DLF home here against newer New Gurgaon launches. You give up some novelty and gain certainty, which for many overseas buyers is the better deal. Before you buy, drive the commute at peak hours to wherever you or your tenant will work, then look at maintenance charges and the condition of the flat's air conditioning and fittings.

If Gurugram has a founding developer, it's DLF. The company, headquartered in New Delhi, started out in 1946 building residential colonies in Delhi and later assembled the land that became DLF City in old Gurugram, with its Phases, Cyber City and Golf Course Road. Projects like The Camellias and The Aralias set the top end of the city's housing market.
