Most big Kokapet projects squeeze a lot of towers onto their land, and My Home Apas goes the other way. My Home Group is building just six towers on 13.52 acres, each with three basements, a ground floor and 44 floors above, for about 1,338 apartments in total. Every home is a 3 BHK. The site is on Golden Mile Extension Road in Kokapet, in the western part of Hyderabad that has filled up with premium high-rises over the last few years. It is close to the Kokapet and Osman Sagar lake belt, which gives it a bit more breathing space than the denser IT neighbourhoods. You still have the Financial District and the Gachibowli IT hub nearby, so it works well for people who want a calmer home without a long commute.

Day-to-day distances are handy too. The Nehru Outer Ring Road is about 1.2 km away, Continental Hospitals about 2.4 km and Phoenix Greens School of Learning about 2.2 km, and the Financial District and Gachibowli are close by. Having a hospital and a school within a couple of kilometres is the kind of detail that matters more once you actually live somewhere, especially for families with children or elderly parents.

What makes Apas different is mainly its density. Only six towers on 13.52 acres is low for the area, and the 3B+G+44 floor towers hold all 3 BHK homes, about 1,338 in total, with five units per floor and five lifts. Built-up areas run from 2,765 to 3,860 sq.ft.

The amenities are focused rather than flashy. There is a clubhouse, a swimming pool and a gymnasium, along with a jogging track for the morning walkers. Sports-minded residents get a squash court and a multi-purpose court. In short, the list is built around fitness and recreation rather than gimmicks.

This is a single-configuration project, so the choice is simple: 3 BHK apartments with built-up areas from 2,765 to 3,860 sq.ft. That is a wide spread within one BHK type, and the smaller and larger versions will feel quite different to live in. Prices start around ₹3.2 Cr, though prices move, so check the current sheet before comparing with other Kokapet launches.

Apas suits buyers who already know they want a large 3 BHK and who value open space and fewer neighbours per floor. For an NRI, a single-configuration project is easy to evaluate from a distance, because you are choosing between floor, facing and size rather than between very different products. Being close to the Outer Ring Road and the Financial District also means the flat should appeal to working professionals if you decide to rent it out while you are abroad.

Before you buy, ask how the 44-floor towers are progressing and confirm the August 2028 date on the RERA portal. It is also worth checking the exact built-up versus carpet split for the unit you shortlist, since the size range is quite broad.
