New homes in Vastrapur don't come along often, and that's really the story of Godrej Altus. Godrej Properties acquired this land in 2024, in one of Ahmedabad's most established western neighbourhoods, and is building a small, mostly residential project on it. It is registered under RERA, registration number PR/GJ/AHMEDABAD/AHMEDABAD CITY/Ahmedabad Municipal Corporation/MAA16636/240326/071131. You can check it on the state RERA portal before booking.

The site measures about 3.06 acres, or around 12,383 sq m. The RERA registration covers four towers with 131 residential flats plus 17 commercial shops, so it's a mixed-use registration with homes making up the bulk. Homes are 3 BHK and 4 BHK apartments. Gujarat RERA approved the project on 24 March 2026, and the developer lists possession for November 2031.

Vastrapur is one of those neighbourhoods Ahmedabad families aspire to. IIM Ahmedabad and Vastrapur Lake are close, and schools, hospitals and shops are already in place. The site is on 132 Feet Ring Road near the GMDC Building, so SG Highway and the city's main business districts are within easy reach. This isn't a growth-corridor bet. It's an established address.

The amenities are the sensible core you'd expect from a compact project: a clubhouse, a swimming pool, a gymnasium, a yoga zone, a multipurpose hall, a children's play area and landscaped gardens. With only 131 families sharing them, they should feel uncrowded, and having a few shops within the same development is a handy everyday convenience.

Altus suits buyers who want a newly built home at an address that's already proven, rather than waiting for a new suburb to mature. For an Ahmedabad NRI family thinking about returning, or buying for parents, Vastrapur is a comfortable, central choice, and the small number of homes means a quieter community. The Godrej name also makes it easier to buy from abroad with some confidence.

The main thing to weigh is time. Possession is listed for November 2031, which is a long wait, and prices and sizes aren't public yet. Get the full cost sheet, the carpet area of each layout and the payment schedule in writing, and compare it with resale options in Vastrapur, where you could move in much sooner.
