Birla Trimaya

Birla Trimaya is a township, not just an apartment complex. It covers about 52 acres on Shettigere Road in the Devanahalli area of North Bangalore and is being built by Birla Estates in three phases, called The Hill, The Park and The Bay. It is registered under RERA, registration number PRM/KA/RERA/1250/303/PR/040924/006988. You can check it on the state RERA portal before booking.

The plan has 31 towers, each with a basement, a ground floor and 12 floors, offering apartments from 1 BHK to 4 BHK, with duplex homes and row houses coming in later phases. Demand has been strong. Phase III, The Park, launched in early 2025 and recorded around ₹500 crore of bookings within a day, taking cumulative bookings to about ₹1,500 crore. Target completion for the township is December 2031.

Devanahalli is the airport side of Bangalore, and that's what has driven its growth. The project is close to Kempegowda International Airport, with International Airport Road about 3.4 km away and Prestige Tech Cloud about 4.7 km, and the planned Doddajala metro station will be about 3.2 km off. The area is still more open and less built up than the city's older suburbs, which means more space and greenery, but also that some conveniences are still on their way.

With 52 acres, the sports options are wide, including a tennis court, basketball, volleyball, a cricket pitch and a skating rink. There's a clubhouse, a gymnasium and a swimming pool for everyday use, and a kids' play area for younger children. It's a good fit for families with active kids who'd rather not drive to a sports club.

Apartments in 1, 2, 3, 3.5 and 4 BHK formats run from about 685 to 3,600 sq ft, starting from around ₹90 Lakh, while details of the duplex homes and row houses in later phases are on request. Trimaya suits buyers who want a well-known brand in a big, planned township on the airport side of Bangalore. The wide range of sizes means you can enter with a compact home to rent out, or buy a large family apartment. For NRIs, being close to the airport is a practical advantage, and strong booking numbers suggest real buyer interest, though bookings alone aren't a guarantee of anything.

Be aware of the timeline. Township completion is targeted for December 2031, and phases deliver at different times. Ask which phase and tower you're buying into, its own completion date, and how much of the township's shared infrastructure will be ready when you get your keys.
